The guesthouse is on Upper Rock Gardens, a 5-minute walk from the beach and 10 minutes from the Royal Pavilion and North Laine. It is 1.5 km from Churchill Square Shopping Centre and 45 km from London Gatwick Airport. A bus stop is a minute away, and on-street parking costs £10 per day.
Leisure & Surroundings
The area offers hiking and biking trails, cycling, and proximity to Kemptown, SEA LIFE Brighton, and the Brighton Open Market. The property mainly attracts couples and does not allow group events or parties such as stag or hen parties.
Services & Policies
There is a two-night minimum stay on weekends and a three-night minimum over bank holidays and Pride weekend. All rooms except the ground-floor single are accessible via a staircase with handrails. Ironing facilities are available in rooms.

The B&B is beautifully furnished with lots of individual touches in a fantastic location just minutes away from the beach and bars/restaurants, offering a comfortable stay with lovely service. However, the room size may not suit everyone, and the price for some services could be better.
I was delighted with the extra touches in the immaculate room, like the prosecco on our arrival, a decanter of sherry, and the lovely cakes. However, the room felt a bit small and dark with too much furniture. The service, particularly from Wayne and Diego, was amazing, and their passion for customer service showed in every detail. The location was perfect, just a few minutes from the seafront and surrounded by fantastic bars and restaurants, away from the noisy crowds. The dining experience was superb, especially the cooked-to-order breakfasts, although half portions of the full English were overwhelming. Overall, a wonderful stay marred only slightly by the room size.
The hotel offers beautifully decorated and well-equipped rooms that are impeccably clean. The welcoming host provided great tips on places to visit and eat. However, the dining experience lacked variety in breakfast options. The service was attentive and personable, going above and beyond to assist guests. The location is perfect, away from the main hustle of the seafront but within walking distance to all Brighton attractions. The facilities are in great condition, with a cozy dining area available for guests.
I had a fantastic stay at this hotel, located conveniently just a couple of hundred yards from the beach and surrounded by lovely bars and restaurants. The rooms were beautifully appointed, cosy, and filled with lots of extras you wouldn't normally find at a B&B. The service was exceptional, with staff who were lovely, accommodating, and passionate about ensuring a great experience for guests. The location was perfect for exploring Kemptown and enjoying the beach, while the dining experience was amazing, offering delicious homemade local products. The facilities were top-notch, making my stay even more enjoyable.
